Foreign Ownership Guide

Foreign Ownership Guide

What foreigners can own in Thailand, the 49% condominium quota, leasehold, taxes and the money trail, in plain language.

Frequently asked questions

Can I own a condominium 100% in my own name?+

Yes, provided the unit falls within the building's 49% foreign quota. The title deed (chanote for condominiums, called an or chor 2) is issued in your name.

Is a 30-year lease safe?+

A lease registered at the Land Office is legally protected for its full term. Renewal clauses are contractual promises rather than registered rights, so we structure and explain them carefully.

Can I get a mortgage as a foreigner?+

Some Thai and international banks offer loans to foreigners under specific conditions; most foreign buyers purchase with funds transferred from abroad. We can introduce lenders where relevant.

Can my Thai spouse buy land?+

Yes. A Thai spouse can own land, generally with a declaration that the funds are their separate property. We explain the implications for both parties.
